Over a quarter century of gentlemanly bantz.

Since the turn of the millennium, Branziert has convened every December — a fine group of fellows who make time for what matters. This is the 27th gathering. Each year, a different location. Always the same spirit: no pretension, proper food, sharp conversation, and something worth talking about come January.

This year takes the group to the Fife coast. Pratis House: a Scottish manor with 180° views across the Firth of Forth, three nights, and a weekend shaped entirely by us. Below is everything you need — from the moment you land at Edinburgh airport to the last coffee on Sunday morning.

An 18th-century Scottish manor, entirely ours.

Built as part of the Lundin & Montrave estate in the late 1700s, Pratis House was fully renovated in 2022 — heritage bones, 21st-century everything else. The whole property is taken on exclusive use for Branziert, sleeping 14 across 7 individually named bedrooms.

Perched above the Fife countryside with sweeping 180° views across the Firth of Forth from Edinburgh to St Abbs Head. Flexible, high-quality countryside accommodation offering complete privacy and the quality hospitality that defines the Pratis name.

Getting to
Pratis House

By Car — from anywhere in the UK
Most of the group will be driving. Head for the Forth Road Bridge (A90) into Fife, then east on the A92 towards Kirkcaldy and Leven. Follow the B927 to Pratis House. Ample on-site parking.

Sat-nav: KY8 5NX. The final mile is unlit rural track — take your time after dark.

Flying into Edinburgh (EDI)
A handful of the group will be flying in. From Edinburgh Airport, hire a car at the terminal and follow the A90 north over the Forth Road Bridge into Fife, then the A92 east towards Leven. Sat-nav to KY8 5NX. Around 50 minutes from the airport.

Flying but no hire car? Tap up the group
If you're flying in without a car, check with the group — someone driving up will almost certainly be passing Edinburgh or happy to divert. The WhatsApp group is your friend. Failing that, Edinburgh Tram to Waverley, ScotRail to Kirkcaldy or Markinch, then a pre-booked local taxi for the final leg.

Train to Kirkcaldy or Markinch
If you're coming by rail, ScotRail runs regular services to both Kirkcaldy and Markinch from Edinburgh Waverley and most central Scotland stations. From either station, pre-book a local taxi for the final 15–20 minutes to Pratis — rural cabs don't materialise on demand.

In December, Fife is dark by 4pm and the B927 is unlit. Plan your route before you leave the motorway. There's a well-stocked BP/M&S garage on the A915 en route from Edinburgh — worth a stop if you need provisions. Better to arrive settled and stocked than late and empty-handed.

Fife Coastal Run Running Route · from the doorstep

The Fife Coastal Path doubles as one of Scotland's great running routes — sections between Elie, Leven, Lower Largo and St Andrews are dramatic at any pace, and brutal in the best way in a December headwind. Blow away the previous evening on the North Sea coast. No booking required.
